Senior Property Manager

The Senior Property Manager is responsible for an office and retail mixed-use portfolio in Metro Vancouver / Great Northern Way, the future Innovation District, and is accountable for the management of the properties and people, including building operations and administration, tenant relations, tenant improvements, and budget/financial management and reporting. This includes proactive site management of assigned properties while providing exceptional customer service and fostering positive long-lasting tenant relationships.


  • Participate with the Senior Management in developing the strategic direction and operational approach for the Property Management Division.
  • Develop, administer and submit annual business plans and annual budget preparation for assigned properties.
  • Review monthly, quarterly, and annual financial results and provide variance commentary where appropriate.
  • Ensure the management of properties with integrity to protect the company’s brand and reputation in the marketplace.
  • Recruit, train and manage the property management team members and third-party contractors.
  • Ensures budgets and schedules are in place and oversees the progress of building upgrades, major projects, and tenant improvements within the portfolio.
  • Work with architects, consultants, and construction trades to design and price Landlord Work and Capital projects.
  • Tender, select and manage all service contracts.
  • Meet with commercial tenants on a regular basis and inspect buildings’ interiors and exteriors. Provide a high standard of tenant relations and retention by ensuring problems are rectified in a prompt, effective and cost-efficient manner.
  • Proactively communicate with tenants regarding property management issues, construction, and events within the Great Northern Way portfolio
  • Work alongside the Development team as new buildings are designed and constructed.
  • Ensure all Property Management policies and procedures are followed and adhered to in each of the properties.
  • Develop appropriate operating procedures for buildings ensuring regulatory requirements are maintained. Maintain BOMA certifications.
  • Follow up on monthly building inspections to ensure all items identified are addressed in a timely manner.
  • Ensure that corporate governance, environmental, health & safety policies, and procedures are compliant.
  • Review all invoices monthly and approve payments as necessary.

Staff Management

  • Provide leadership to staff, lead by example, demonstrate passion and motivation, and guide and direct staff to accomplish organizational goals and objectives.
  • Ensure staff receive clear direction, supervision, and motivation, and are provided with training, tools and technology required to do their job.
  • Guide staff growth and development by providing effective mentorship, coaching and career planning.
  • Oversee outside contractors and construction and maintenance staff.
  • Assign tasks and objectives to staff and ensure that staff meet their job responsibilities.

External Communications

  • Develop positive and productive relationships with real estate agents, lawyers, contractors, trades, engineering services, architects and other professionals involved in the industry.
  • Forge strategic alliances where appropriate to support business opportunities.
  • Represent the company appropriately in relationships with tenants, project advisors, suppliers, local government representatives, and professional associations.
  • Effectively communicate information concerning the company’s strategies, objectives, and performance externally to create a positive profile for the company in the community.
  • Keep up to date with industry developments, construction and code changes, and new products available in the market.
  • Constantly stay abreast of the industry and market trends and current economic conditions
  • Assist development team in transitions of properties under development to income producing properties.
  • Participate in due diligence and analysis of new property acquisitions.
  • Respond to after-hour emergencies as appropriate.


  • Post secondary education in Real Estate or a CPM or RPA designation is an asset.
  • A minimum 7 years of related commercial property management experience.
  • Relative experience in a similar industry, such as Facilities or in-house Real Estate positions, will also be considered.
  • Able to communicate effectively and professionally, both oral and written; able to develop and sustain cooperative working relationships with senior management, contractors, tenants, and stakeholders; able to motivate, empower, and coach colleagues in achieving goals.
  • Knowledge of operational procedures, general maintenance, construction, contract negotiation, accounting, Yardi, and Microsoft Office applications.
  • Experience in managing a property management operation, including staff management and tenant relationships.
  • Tenant improvement experience including familiarity with the building permit application process and working with designers and architects. Managing Life Sciences facilities and/or tenants would be an asset
  • Strong customer experience orientation
