Residential Manager (Live-In)

Position Summary

The Residential Manager is a live-in building caretaker responsible for the general upkeep of the building, renting suite, coordination or move-in/outs and maintaining positive relationships with the tenants. This position has an assigned portfolio located in Maple Ridge, BC with upwards of 300 suites. Working closely with the Management team, in the case of extreme emergencies such as fire, major water leaks, etc., the Residential Manager is the first contact and required to alert management immediately.




  • Complete employee performance reviews, administer feedback to direct reports
  • Support problem resolution and decision-making

  • Track and report results to senior management


  • Perform the overall leasing and resident relations functions at the property, evaluating and monitoring metrics that include vacancy, sales, renewals, move-in, move-out, notices, etc.
  • Participate in the full leasing process; securing appointments to view the property, conduct property tours, show available suites to prospective residents
  • Conduct background checks, credit checks, and ensure timely notification is provided to all applicants of the application status
  • Facilitate the signing of all leases, schedules, assignments, and addendum forms. Knowledge of Yardi Voyager and Rent Café seen are seen as an asset
  • Communicate and work with Property Manager to ensure suites are delivered on time and as promised, providing move-in inspections and new home orientation with new residents

Administration and Reporting

  • Ensure timely and accurate completion and entry of all leasing documentation
  • Issue and deliver notices such as: Violation Notice, Notice to End Tenancy, Notice to Enter, Notice of Renewals, by an approved method of service
  • Maintain all resident information received in accordance with privacy rules and regulations
  • Responsible for ensuring all property management policies, procedures, and operations are executed to the client’s standards

Customer Service

  • Handle all inquiries, feedback, complaints or concerns professionally and courteously
  • Uphold the client’s operation standards, acting as a brand ambassador for our residents, co-workers, vendors, and the public
  • Organize resident engagement and retention events and activities at the property based on your target market, with a view to developing relationships with residents


Accounts Receivable

  • Complete rent collection, striving for zero arrears each month
  • Serve all legal documentation pertaining to non-payment of rent and/or further landlord/resident process or litigation as directed and in compliance with the British Columbia Residential Tenancy Act, as amended from time to time
  • Assist the Resident Services Manager with collection of delinquent rents
  • Administer any required British Columbia Residential Tenancy Act province-specific documents followed by processing all legal actions as per the provincial guidelines
  • Ensure that all outstanding debts are sent to collections following the client’s procedures


  • Coordinate reservations of elevators for move ins and move outs
  • Inspect all vacant suites weekly to ensure suites are in optimal condition for showings/appointment
  • Ensure resident satisfaction and external contractors are compliant to work order requests
  • Follow-up with residents after maintenance work to ensure job completion and satisfaction
  • Assist with move out, inspections, and annual and periodic building and suite inspections, as required



  • Education: University degree or diploma in a relevant field
  • Experience: 3-5 years’ experience in building operations and property management of residential properties, along with at least 3 years supervisory/management experience
  • Asset: Maintains Rental Property Management Services (BC) license through recertification
  • Thorough knowledge of general maintenance procedures, budgeting principles, HVAC/electrical/mechanical systems, and life cycle costing and be able to work independently and take full ownership of responsibilities
  • In-depth and working knowledge of the British Columbia Residential Tenancy Act, British Columbia Employment Standards Act, British Columbia Fire Code and British Columbia Workers Compensation Act and Occupational Health and Safety Regulation
  • Self-starter with high degree of initiative, flexibility, and professionalism
  • Demonstrated and verified strong ethical practices
  • Excellent planning, prioritizing and project management skills
  • Proven leadership and mentoring abilities
